Blue Canyon Restaurant and Tavern – (Planned Completion in FY 2008)

  • Developer’s Name: Texas Limited Partnership including:

  • Description of Business: A high quality destination lodge style restaurant and bar offering high quality menu items and extensive wine list. The restaurant will provide room service for the Hilton Garden Inn hotel guests as well as serve the general public including a private club offering frequent guest discounts.

Duncanville Healthcare and Rehabilitation Center – (Planned Completion: March, 2008) 

  • Developer’s Name: Frisco Health Investments, L.P.

  • Location: 419 Cockrell Hill Rd. On the West side of Cockrell Hill just north of Wheatland Rd.
  • Ground Breaking Ceremony: November 6, 2006

  • Size of Development: 7.533 acres / $5 million.

  • Description of Business: A 124-bed Skilled Nursing Facility offering:
    • 24-hour Skilled Nursing Care
    • Sort-Term Rehabilitation Stay
    • Physical, Occupational & Speech Therapy
    • Rehabilitation Modalities
    • Individual Pain Management
    • Specialized Wound Care
    • IV Therapy
    • Hospice and Respite Care

Shops at Waterview Park and Bella Ruscello Apartments - LA Fitness opened in November 2007 and 2 multi-family units of the Bella Ruscello Apartments were available for leasing as well as the Clubhouse which includes a meeting area, movie theater and more. There will be a total of 9 multi-family unit buildings and a total of 15 buildings plus garages when completed.

  • Location: 250 East Hwy 67 - Southeast Corner of S. Main and Hwy. 67 in Duncanville

  • Pre-Ground Breaking Ceremony: November, 2005

  • Size of Development: 28+ acres / $30 million

  • Description of Business: Shops at Waterview Park will be located on 28 acres bounded by S. Main Street, and U.S. Hwy 67 and backing to the Silver Creek / Windmill Hills residential subdivision. The $30,000,000 mixed use development will consist of 86,000 + sq. ft. of retail and office space, a financial institution, 216 quality multi-family residential units, waterscaping, walking trails, and a 5-acre city park. It’s projected to generate annual retail sales of $23,000,000 and annual sales tax revenues of $448,000.00 once completed and fully leased.

  • Jobs Created: Potential of 100’s of jobs depending on retail and office tenants.

Library Books / Computers – Community Development Project

  • In October 2007 the Board approved the expenditure of $49,000 for purchase of library books and materials through the Northeast Texas Library System Cooperative Purchasing Program and other exclusive library book / material distributors.

  • In October 2007 the Board approved the expenditure of $51,000 for purchase of computer hardware and software for the Library.

Parks Master Plan

  • Approved the expenditure to fund the debt service requirements for park improvements as designated in the Master Parks Plan in the amount of $3,160,000 and to review payments at the appropriate time to determine the best payment situation for the City and 4B Board.
