From the Desk of the City Manager


I would like to welcome you to the City of Duncanville.

Duncanville is seeing changes and growth that has not been experienced in years. Situated just minutes from The Nasher Sculpture Center in downtown Dallas and 20 minutes from Sundance Square in downtown Fort Worth, Duncanville offers the repose of a small town while maintaining vital access to everything that makes DFW what it is today.

With a reputation for excellence in both education and athletics, Duncanville has become very successful in attracting families as well as corporations. In fact, the best testament to Duncanville’s growth resides in our respectable list of diverse projects:

The Shops at Waterview Park

An urban lifestyle center that broke ground in the fall of 2006, includeS more than 100,000 square feet of specialty retail space, an up-scale apartment community and a five-acre public park with hike-bike trails. The Shops at Waterview Park will be accented with a cascading waterway running the length of the development, stone weir features.

In addition, the Shops at Waterview Park will offer retailers access to more than 60,000 vehicles that travel by the Southeast Corner of U.S. Hwy 67 and Main Street every day. Within a ten (10) minute drive of 45,082 households and a population of 128,632 people, The Villages will welcome a variety of new restaurants and retail businesses to Duncanville.

Main Station

The Main Street Vision is a formal plan to transform Main Street. The first phase of the Main Stree Master Plan has been engineered and construction will begin in January of 2011.

All of the retail spaces are leased and other businesses continue to look to Main Street as the place to be. With this in mind, the city is taking the next steps necessary to pursue the Main Street Vision.

The Main Street Vision is a formal plan to transform Main Street from a disconnected chain of businesses into a seamless, integrated socioeconomic epicenter. With anchors either built or under construction along Main Street , from I-20 to Hwy. 67, the vision is beginning to become a reality.

Housing Developments

In Duncanville , you will find friendly neighborhoods, oversized lots and distinctive, quality homes that range from $80,000 to $1,500,000.

The national economy has halted construction, but Duncanville has four subdivsions with completed infrastructure ready to resume homebuilding when the economy recovers. The neighborhoods of The Homestead at Big Stone Gap, Greenstone Estates, Meadows and Daniel Farms and Hollywood Park. New, custom homes that range from $450,000 to $1.2 millions can also be found in The Estates of Windmill Hill and The Creaks of Windmill Hill just outside of town.

Business Recruitment

To support this growth, the city of Duncanville is committed to recruiting top businesses to provide first-rate services. Pappadeaux’s Seafood Kitchen continues to be a destination spot for the surrounding area, which brings needed tax revenue to our city. Building off of their success, Red, Hot & Blue, Genghis Grill have become recent additions to the Duncanville business community.

Hospitality/Convention Center

The Hilton Garden Inn opened in the summer of 2005 and is the anchor for the hotel/meeting center/businesses services center. Holiday Inn Express and Best Western are now also open and provide quality accomodations.

Residential/Senior living

Champion’s Cove was developed with the young-at-heart, active senior in mind, Champions Cove offers opportunities and choices that other retirement communities do not offer.
